There is no single dependable interior design rate for Mumbai. Two homes with the same floor area can require very different work because one is a new possession with basic finishes and the other needs demolition, service upgrades and custom joinery.
The useful question is not “What is the rate per square foot?” It is “What work, quantities, specifications and professional responsibilities does this amount include?”
For an electrical retail fit-out, use the electrical shop guide to define stock, demonstration and service needs before pricing.
First define which cost is being discussed
“Interior design cost” can refer to a professional fee, the cost of physical work or the total money an owner expects to spend. Keep these components visible:
| Cost group | Typical contents | Common comparison error |
|---|---|---|
| Professional services | Briefing, design stages, drawings, specifications, pricing support, procurement or site review | Comparing a design-only fee with a turnkey total |
| Construction and fixed supply | Labour, substrates, finishes, services, joinery, hardware, fixtures and installation | Treating different specifications as equivalent |
| Direct owner purchases | Appliances, loose furniture, lights, curtains, artwork and specialist equipment | Leaving them outside the headline “interior” amount |
| Building and logistics | Permissions, deposits, protection, access, transport, storage, debris and cleaning | Assuming Mumbai building constraints are included |
| Risk and change | Provisional quantities, unresolved selections and discovered conditions | Hiding uncertainty inside an unexplained contingency |
| Taxes and separate appointments | Applicable taxes, engineers, other consultants or authorities | Comparing tax-inclusive and tax-exclusive proposals |

The seven inputs that change a proposal
Add measured room areas with the home room area tool. It does not certify RERA carpet area or infer internal partition areas. 2. Site condition. Record what will be retained, repaired or removed. Demolition, debris handling, waterproofing and service corrections can materially change execution work. 3. Appointment scope. Design-only, design plus coordination and turnkey execution are different services. Ask who is responsible for drawings, procurement, contractor coordination and site supervision. 4. Quantity of custom work. A room count does not reveal the running length, height or internal configuration of wardrobes, kitchens, storage and wall panelling. 5. Specifications. Substrate, laminate or veneer, hardware series, stone, sanitaryware, light fixtures and paint system should be named or allowed for clearly. 6. Building constraints. Working hours, lift protection, deposits, permissions, parking and material movement can affect logistics and programme. 7. Commercial terms. Taxes, professional fees, transport, wastage, contingency, payment milestones and variation rules determine the actual commitment.
Match cost confidence to design maturity
Cost information changes as the project becomes defined:
| Information stage | Responsible use | What remains uncertain |
|---|---|---|
| Early allowance | Test affordability and alternative scopes | Measured quantities, selections, details and site discoveries |
| Room or package budget | Allocate money across known work groups | Final specification, interfaces and tender response |
| Drawing-based estimate | Check developed design against the budget | Bidder methods, market response and provisional items |
| Comparable quotation or BOQ | Evaluate current providers on a common basis | Clarifications, remeasurement and contract changes |
| Accepted contract amount | Record the agreed starting commitment | Approved variations, provisional reconciliation and discovered work |
| Final account | Record actual accepted additions, omissions and payments | Closed only when records and remaining claims are resolved |
Ask every number to identify its stage, date, source information and intended use. A preliminary allowance is useful when labelled honestly; it becomes misleading when presented as a guarantee.
How do you make an interior design estimate?
Build the estimate in this order:
- State the property, area definition, site information, scope revision and estimate date.
- Split the project into measured work packages instead of using one area rate.
- Record the quantity, unit and scope or specification basis for each line.
- Use a current source amount where one exists. Mark an unresolved figure as an allowance.
- Add professional services, owner purchases, logistics, taxes and named project risk separately.
- Show exclusions and unpriced packages beside the total.
- Replace allowances with current quotations as drawings, selections and quantities become clear.
An interior design estimate format, sometimes shortened to interior estimate format, should keep the source and confidence of each amount visible. It should not look like a supplier quotation unless a supplier has actually offered that scope and price.
| Estimate field | What to write | Why it matters |
|---|---|---|
| Project basis | Property, area definition, site visit, drawings and revision | Shows which information supports the amount |
| Work package | One clear group such as flooring, electrical work or joinery | Prevents unrelated work from hiding in one total |
| Quantity and unit | Measured amount and stated measurement rule | Makes later checking possible |
| Scope or specification | Included material, work, interface and responsibility | Explains what the amount buys |
| Rate or allowance | Current quoted rate or clearly labelled planning figure | Separates evidence from an early assumption |
| Source and date | Bidder, supplier, professional record or owner input | Keeps the estimate current and traceable |
| Status | Pending, assumed, measured, quoted, accepted or revised | Shows how much confidence to place in the line |
Download the printable interior design estimate record (PDF). It includes a project-basis sheet, two work-package sheets and a final confidence check. It is an owner planning record, not a price list, quotation or contract.
Estimate, budget, BOQ and quotation are different
| Record | Main job | What it should not be mistaken for |
|---|---|---|
| Estimate | Forecast likely cost from current scope and evidence | A fixed final price |
| Budget | Test affordability and track planned, committed and paid money | A supplier offer |
| BOQ | Describe measurable items, quantities and pricing fields | Proof that the work was priced or accepted |
| Quotation | Record one bidder’s current commercial offer | The whole project budget when other costs sit outside it |
Use the Mumbai cost guide to define the complete budget. Check actual offers with the PDF quote checker.
See which work packages drive the amount
| Work package | Quantity or interface to define | Specification decision to expose |
|---|---|---|
| Demolition and repair | Items removed, debris route, affected surfaces | Protection, making good and treatment of discoveries |
| Flooring and wall finishes | Measured areas, patterns, skirting and thresholds | Product, substrate preparation, waste and installation method |
| Electrical and lighting | Points, circuits, fixtures, controls and equipment loads | Accessories, fixture supply, testing and making good |
| Plumbing and bathrooms | Points, fixtures, waterproofing extent and drainage | Product allowances, concealed work and testing responsibility |
| Ceilings and painting | Areas, levels, details and surface condition | Framing, board, preparation, coats and repair exclusions |
| Kitchen and fixed joinery | Running lengths, elevations, internals and interfaces | Carcass, shutter, finish, hardware, worktop and accessories |
| Loose furniture and furnishings | Item counts, dimensions and delivery needs | Bespoke or purchased item, fabric allowance and installation |
| Air-conditioning and specialist systems | Units, routes, loads, controls and builder’s work | Design responsibility, equipment, commissioning and warranties |
A large percentage of the total can sit in custom joinery or product selections, but the exact distribution depends on the project. Use measured packages rather than assuming every Mumbai home has the same cost split.
When wallpaper is included, use the wallpaper roll estimate for a plain-paper starting quantity. Confirm roll dimensions and pattern matching with the supplier.
Build one comparison brief
Send the same information to every shortlisted professional:
- property location and measured carpet area;
- annotated plan and current site photographs;
- rooms and functions included;
- retained items and known repairs;
- must-have storage, appliances and equipment;
- preferred finish level, with reference images used only to explain intent;
- target occupancy date and building restrictions;
- services required from design through handover.
If one bidder receives a detailed brief and another receives only a plan, their numbers are not comparable.
Attach an information register to the brief. Mark each input as verified, owner-supplied, assumed or pending, and name who resolves it. Include building working hours, lift dimensions, loading route, storage, contractor registration, deposits, protection rules, debris process and any shutdown requirements.
For occupied properties, record whether residents remain, which rooms must stay usable and how belongings are protected or shifted. Phasing, repeated mobilization and limited work fronts can change programme and preliminaries even when the visible scope is unchanged.
Normalize each proposal
Create one row for every major work package: design, civil work, electrical, plumbing, ceilings, flooring, painting, joinery, kitchen, loose furniture, lighting, appliances, soft furnishings, site management and taxes. Against every row, record:
- included amount;
- quantity and unit;
- named material or allowance;
- who supplies and installs it;
- exclusions;
- assumptions that still need confirmation.
An allowance is not a final selection. If a proposal carries an allowance for a light or tile, ask how a higher or lower final selection will be reconciled.
Illustrative scope comparison
Consider two fictional homes with the same 900-square-foot carpet area:
| Input | Home A | Home B | Why the cost view differs |
|---|---|---|---|
| Existing condition | New possession; builder flooring and bathrooms retained | Occupied renovation; selected demolition and service investigation | Protection, removal, repair and phasing exist only in B |
| Kitchen | Shutters and selected storage additions | New carcass, shutters, worktop, hardware and appliance coordination | The same room name contains different quantities |
| Bedrooms | Two measured wardrobes | One retained wardrobe and one custom full-wall storage system | Internal configuration and interfaces differ |
| Services | Minor point changes | New lighting layout plus plumbing and air-conditioning changes | Coordination, circuits, routes and making good increase |
| Owner purchases | Appliances and loose furniture outside provider scope | Decorative lighting only outside provider scope | Headline provider totals omit different purchases |
This example contains no market prices because its purpose is to show why area does not determine comparable scope. A current measured proposal is still required.
Treat per-square-foot rates as a diagnostic, not a verdict
A rate can be useful only when the numerator and denominator are defined. Ask whether it covers design, execution or both; which area is used; and which work packages sit outside it. Recalculate the competing proposals using the same area and the same included scope.
If a provider advertises a package rate, request a schedule showing the standard quantities, material series, hardware, services, room limits, design deliverables, taxes and exclusions behind it. Then price the actual departures from that standard before comparing the package with an itemized proposal.
Do not multiply a rate by saleable area when another bidder uses carpet area. Do not compare a per-square-foot professional fee with a per-square-foot execution amount. Use the interactive interior designer fee calculator and guide to normalize the professional-fee models separately.
For an existing home, use the Mumbai home-renovation cost guide to separate retained work, demolition, investigations, phasing and risk. For a two-bedroom home, use the more specific 2 BHK interior cost framework. To turn a scope into comparable bids, use the interior quotation checklist and BOQ guide.
Control cost before and during delivery
- Freeze high-impact layouts, appliance dimensions and interfaces before technical information is issued.
- Keep required functions separate from optional upgrades so value changes are explicit.
- Record every provisional quantity, allowance and owner-supplied item in one register.
- Require alternatives to identify specification, saving, programme and maintenance effects.
- Do not authorize work from an unpriced verbal instruction unless an actual urgent condition requires a documented process.
- Update the current total view after every accepted addition or omission.
- Link payment to measurable work, delivered items or defined professional outputs.
Cost control is not a one-time negotiation. It is a chain from brief and measurement through selection, pricing, approval and final reconciliation.
Questions to ask about a Mumbai estimate
- Which area definition, drawings, site visit and information revision support the amount?
- Which rooms, services and physical work are included?
- Which materials, products and hardware are specified, and which are allowances?
- Which professional fees, procurement charges, taxes and expenses sit outside the work price?
- Which building rules, logistics and programme assumptions were allowed for?
- Which quantities will be remeasured, and how will additions or omissions be valued?
- Which owner purchases and specialist appointments remain outside the provider’s responsibility?
- What evidence and approval are required before a change proceeds?
Before appointment
Do not choose on total price alone. Confirm the deliverables, revision limits, site responsibilities, approval process, procurement lead times, payment evidence, change-order method, defect process and handover records in writing. For a design-led home appointment, compare published project evidence in the residential Mumbai directory. Use the home renovation contractor shortlist when the job is specifically existing-home execution, or the broader Mumbai contractor directory for other construction delivery models.
Source note
The definition of carpet area used above comes from section 2(k) of India’s Real Estate (Regulation and Development) Act, 2016. Review the official Act on India Code for the complete legal text. Interio’s comparison method is editorial guidance, not a price quotation or legal advice.
Home Renovation Cost in Mumbai: Build a Scope-Based Budget
Build the renovation scope by package
Room names alone do not define cost. A kitchen may mean repainting and shutter replacement, or it may mean demolition, plumbing and electrical relocation, a new floor and wall base, carcass, shutters, worktop, hardware, appliances, lighting and ventilation. Break the project into packages that can be measured and assigned.
For electrical work, prepare a point schedule before comparing rates. The electrical work cost guide explains point definitions and wiring-quotation boundaries.
For custom cabinets and fitted furniture outside the kitchen or wardrobe owners, use the interior woodwork cost guide to compare item groups, materials, hardware, workshop work and installation.
Use the kitchen scope guide to define included work. Check actual prices with the PDF quote checker.
For a leak or damp area, investigate the likely source before pricing a remedy. The waterproofing cost guide separates measured treatment, base repair, details, protection, testing and finish reinstatement.
For demolition, masonry, plaster, levelling and making good, use the demolition and civil quotation format to keep quantities, labour, materials and related interfaces visible.
Use the partition specification guide to define included work. Check actual prices with the PDF quote checker.
| Package | Quantities and boundaries to expose | Evidence to request |
|---|---|---|
| Survey and professional services | Area, rooms, design stages, drawings, coordination and visits | Deliverable schedule and fee basis |
| Protection, demolition and debris | Retained items, removal quantities, routes, shifts and disposal | Marked plan, method, exclusions and building rules |
| Civil repair and waterproofing | Openings, masonry, screeds, damaged areas and treatment zones | Condition record, system and test responsibility |
| Electrical and plumbing | Points, circuits, fixtures, routes, equipment loads and making good | Drawings, schedules, brands or allowances and test records |
| Floors, walls, ceilings and paint | Measured areas, preparation, patterns, edges and coats | Quantity sheet, substrate assumptions and finish system |
| Kitchen and fixed joinery | Running lengths, elevations, internal configuration and interfaces | Detailed drawings, material build-up, hardware and finish schedule |
| Fixtures, equipment and loose items | Item counts, supply party, delivery, installation and warranty | Product schedule and owner-supply register |
| Logistics and temporary work | Access, protection, storage, shifts, temporary services and cleaning | Building inputs and priced preliminaries |
| Installation and handover | Testing, snagging, documentation, spares and defect attendance | Handover schedule and acceptance evidence |
Use the interior BOQ guide when a package is developed enough for measurable line items. A BOQ does not eliminate change, but it makes quantity, unit and specification differences easier to identify.
Use the bathroom renovation checklist to define included work. Check actual prices with the PDF quote checker.
Price ceiling work with the false ceiling area tool and scope guide. The tool multiplies room length by width; the guide explains drops, openings, lighting interfaces and access panels.
Use the wall panelling guide to define included work. Check actual prices with the PDF quote checker.
Record the existing condition before fixing a number
An existing home contains retained work and concealed conditions. Photograph each room, note visible defects and identify what needs appropriate investigation. Record floor levels, ceiling zones, wet areas, electrical distribution, plumbing routes, air-conditioning, windows, doors and fixed furniture where relevant to the proposed work.
For an older property, use the old house renovation guide to classify every part as retain, repair, remove, move, replace or investigate. Then place only defined work and supported allowances into this budget.
Classify every visible item as retained, repaired, removed, relocated or replaced. Mark anything not inspected as unknown rather than “existing to remain.” If tiles will stay, state whether the quotation includes protection and local making good. If a wall is removed, identify who verifies its construction and any building or professional requirement before work begins.
Do not use risk allowance to hide missing base scope
A risk allowance is for uncertainty that remains after proportionate investigation and definition. It is not a substitute for forgetting demolition, transport, taxes or a bathroom. Keep known work in the base budget. Keep unresolved selections as named allowances. Keep discoveries that cannot yet be measured in the risk register with an owner and next action.
Add Mumbai building and occupancy logistics
Request the current society or building process for working periods, contractor registration, access, lift protection, loading, material movement, storage, debris, shutdowns, common-area protection, deposits and insurance. Record whether each item is included, paid directly, refundable or still unknown.
Use the society renovation permission letter guide to prepare the flat details, work scope, dates, contractor record, access needs and protection plan requested by the current process. Keep the written response and every condition separate from the cost estimate.
Two apartments with identical visible work can have different preliminaries because the delivery route, permitted shifts, storage and phasing differ. An occupied renovation can require repeated protection, daily cleaning, temporary services, room releases and movement of belongings. Put those requirements into every bidder’s brief before treating prices as comparable.
Use the home renovation steps and timeline checklist to gather these inputs in sequence. When the project needs an execution shortlist, compare the exact first-party evidence in the Mumbai home renovation contractor directory rather than treating proximity or a headline package as proof of fit.
If the kitchen is a major package, build its cabinet, counter, appliance and service scope with the kitchen interior design guide before placing a kitchen allowance in the renovation forecast.
Reduce cost by changing scope intelligently
Low-cost renovation should mean controlled priorities, not missing information or unsafe substitution. Protect the required outcomes first: defects, water management, essential services, safe access, storage function and maintainable finishes. Then test optional work as separate packages.
Useful value questions include:
- Can a sound retained item be repaired or refinished instead of removed?
- Can service routes or wet-area positions remain where appropriate, reducing demolition and making good?
- Can custom joinery be simplified by changing internal configuration, finish or extent while keeping its required function?
- Can decorative elements be deferred without disrupting concealed work or later installation?
- Can one product family reduce special details, wastage or maintenance complexity?
- Does an alternative expose the saving, performance, appearance, lead time, warranty and programme effect?
Do not accept a saving stated only as a lower number. Record the exact omission or substitution and update drawings, schedules, quantities, risk and handover requirements. The mistakes guide identifies common early decisions that move cost rather than remove it.
Interior Design Budget Planner: Template and Calculator
Keep planned, committed and paid amounts separate
Planned is the current allowance for the intended scope. Record its source, date and information status. Committed is the accepted fee, signed contract, confirmed purchase order or other approved obligation. Paid is money actually disbursed after credits, reversals and applicable deductions are recorded.
Do not replace a planned amount with a commitment and lose the comparison. Keeping both shows where current decisions exceed or remain below the plan. Do not treat a deposit as the whole commitment; record the full accepted order under committed and the deposit under paid. Do not count the same tax or delivery charge both inside a supplier amount and again as a separate line.
Prevent the common double counts
Before accepting the total, test these boundaries:
- Is the interior designer’s procurement charge already included in supplied product prices?
- Does a joinery amount include hardware, transport, installation and tax?
- Are appliances inside the kitchen package and also listed as owner purchases?
- Is contractor protection included in preliminaries and again in building logistics?
- Are reimbursable expenses inside the professional fee or separate?
- Is a refundable building deposit a cash-flow requirement rather than a final cost?
- Are risk allowance and a known provisional item covering the same uncertainty?
The fee guide separates professional-fee models from the whole project total. The quotation guide and BOQ guide help expose scope, quantities, specifications and commercial inclusions before amounts are copied into the budget.
Final budget review checklist
- The property, scope revision, date, currency and completion basis are stated.
- Professional services, physical work, purchases, logistics, taxes and separate appointments are visible.
- Planned, committed and paid amounts are not substituted for one another.
- Every material allowance has a source, date and information status.
- Exclusions and not-yet-priced scope remain visible.
- The available budget is compared with the current forecast.
- Risk is explicit and linked to named uncertainty.
- Orders, changes, credits and payments reconcile with supporting records.
- Prior revisions are preserved so movement can be explained.
Use the 2 BHK cost worksheet to define room quantities. For education work, use the school interior guide to expose activity, furniture, services, prototype and opening-evidence costs. Quotes remain necessary; this planner is not a price quote, valuation or financial advice.
