What does plumbing cost per square foot include?
Plumbing cost per square foot is an early budget check, not a complete price. Equal floor areas can contain very different numbers of bathrooms, fixtures, route lengths, shafts, existing conditions and product choices. Work through one comparison example
Bidder A prices two bathrooms as a lump sum. Bidder B lists water points, drain points, pipework, valves, fixture installation, demolition, repair and testing. Their totals are not yet comparable.
Ask A to state the assumed fixture count, route boundary, material specification and related work. Check whether B’s fixture installation includes the exact products the owner will buy. Put missing work into a separate adjustment column. Keep unresolved investigation as an allowance, not a guessed fixed amount. Request revised final offers after both bidders answer the same questions.
A low price may remain the best offer after this exercise. The purpose is to compare the same work, not to make every quotation more expensive.
How should plumbing materials and owner purchases be recorded?
Do not use a brand name as the whole specification. Reconcile the live quantity and cost
Maintain one sheet with the original quantity, approved additions, approved omissions, current quantity, rate and current amount for every defined unit. Add fixed work below those rows. Reconcile it at each payment review.
A fixture moved before concealed work starts may change only the coordinated route. A move after pipework, waterproofing or finishes are complete can create removal, replacement, retesting and repair. The change record should show the actual affected work. Do not accept a second full charge without a stated basis, but do not assume rework has no cost.
What warning signs should an owner question?
Ask for clarification when:
- a bathroom or point rate has no written definition;
- the quotation has no plan or fixture-schedule revision;
- “complete plumbing” appears without fixtures, materials, testing or repair boundaries;
