What a modular manufacturer does and where the job hands over.

A modular manufacturer measures your kitchen or wardrobe space, designs it around standard cabinet modules, cuts and edge-bands the boards on factory machines, fits hardware, and installs the finished modules on site. The work usually includes carcasses, shutters, drawers, internal fittings, handles and the counter support. The scope ends at the shell of the room. Civil work such as breaking an old platform, plumbing for the sink and water purifier, gas piping, electrical points for the chimney and appliances, wall tiles and the stone or quartz counter are usually separate trades, even when the manufacturer offers to arrange them. Appliances are almost always bought by you. Ask for a written list of what the manufacturer will not do, so the plumber and electrician are booked in time.

How to check a manufacturer before you book.

Visit the factory, not only the showroom. A showroom shows the finish you will see, while the factory shows the board, the edge banding machine and how modules are packed. Ask to see two kitchens installed at least a year ago and speak to those owners about sagging shelves, swollen boards near the sink and service response. For any firm, ask for the GST number and confirm the name on the quotation matches the registered name and the bank account you will pay. Ask who owns the factory and who installs, since some brands sell through franchisees and subcontract installation. Confirm the office address on the quotation exists and is staffed. A booking amount paid to a personal account with no invoice is very hard to recover.

What a proper modular quotation contains.

A modular quotation should list every module by its width, height and depth, with the count of shutters, drawers and internal shelves. Against each module it should name the carcass material and grade, the shutter material, the finish type and brand, the edge banding thickness, and the hardware brand for hinges, channels and lift systems. Accessories such as cutlery trays, bottle pull-outs, corner units and tall unit fittings should be priced separately with a brand. The quotation should state what is included, such as installation, transport, lift charges and skirting, and what is excluded, such as counter, tiles, plumbing, electrical work and appliances. It should also give the tax treatment, warranty terms for boards and hardware separately, and payment stages tied to delivery and installation rather than dates.

Frauds specific to modular kitchens and wardrobes.

The common substitutions are in the parts you cannot see after installation. A quotation names boiling water resistant plywood or a high moisture resistance board for the carcass, and a plain particle board or commercial plywood arrives with the same laminate face. Shutters quoted as one thickness are delivered thinner. Edge banding quoted at a stated thickness is replaced with a thin tape that peels within months. Hardware quoted as a known brand is fitted as an unmarked copy with a similar shape, so ask to see the sealed packaging on site. Some sellers quote a low headline price per module and then add the internal fittings, tall units and installation later as extras. Ask for a sample board with the edge exposed and a cut-open section before you sign.

Buy direct or through an interior contractor.

Buy direct from a manufacturer when the kitchen shell is finished or when you have a separate contractor for civil, plumbing and electrical work and you are willing to coordinate dates yourself. You then deal with the factory for measurements, delivery and service, and you know who to call about a warped shutter. Go through an interior or turnkey contractor when the kitchen is part of a larger renovation, because counter templating, tile lines, chimney ducting and appliance points must match the modules exactly. The contractor then owns the sequence and the warranty on the finished kitchen, and pays if the plumber drills through a carcass. Whichever route you choose, get the manufacturer's own warranty in your name, not only the contractor's promise.

Sequence, dependencies and site checks for a modular kitchen.

Final measurement happens only after the walls are plastered, the floor is laid and the plumbing and electrical points are in their final places. Any change after this point costs money because the boards are cut at the factory. Check the site at four points. Before measurement, confirm every point and pipe against the layout drawing. When modules arrive, open the packing and check the board grade stamp, shutter thickness and hardware boxes against the quotation, and photograph them. After carcasses are fixed, check they are level, that the sink unit has a waterproof base, and that gaps at walls are filled. Before the counter goes on, photograph the carcass tops and cut-outs. Keep these photos with the module list.

Payment, handover and warranty closure for modular work.

Pay a booking amount only against a signed quotation and an invoice from the registered firm. The next payment usually follows final measurement and design sign-off, since production starts then. Pay the delivery instalment only after the modules are on site and checked against the list. Hold the final payment until every shutter, drawer and pull-out has been operated by you, the counter and sink are fitted, and the snag list is closed. At handover, collect the module drawings, the board and hardware warranty cards, the service contact for the factory, spare handles and touch-up material, and a written warranty with dates that covers boards, hardware and installation separately. Keep the sample board you approved next to the final bill.
